The development includes three main areas:
- P1 Members' Club featuring a 4.5-mile circuit, residential community, and clubhouse
- Treasure Coast Motorsports Complex with a 3.2-mile circuit, karting track, skid pad, and off-road course
- P1 Motorsports R&D Park offering commercial space and vehicle storage
Led by the Straus family, including former Monticello Motor Club CEO Ari Straus, the project has secured full approval from St. Lucie County and the State of Florida. The development will include over one million square feet of trackside garages, 125 private residences, and extensive club facilities.
The facility will operate year-round, offering driving experiences for all skill levels, from young teens to professional drivers. Family-oriented amenities include a clubhouse, pool, spa, walking trails, dog parks, and various sports courts.
Race track with speed limit markers
Phase I development has begun, with the off-road circuit launching in Q1 2025. The flagship 4.5-mile P1 Circuit, opening late 2025, features 14,000 feet of straights, a figure-8 layout, and meets FIA Grade 2 safety standards. The track design combines elements from famous racetracks worldwide with dramatic elevation changes.
Membership is by invitation or referral only, with over 150 Charter members already committed. Real estate offerings, exclusively available to members, have seen strong demand with 70% of Phase I properties already reserved.
The facility aims to create a comprehensive motorsports community where multiple generations can enjoy the sport together, establishing itself as a premier destination for automotive enthusiasts and their families.
